Radon – When looking at Charlottesville Real Estate should I test for radon?

First of all what is radon?

This is one of the best explanations I have read (from John Handloser at Pillar to Post):

Radon is a cancer-causing natural radioactive gas that you can't see, smell or taste. Radon is a radioactive gas. It comes from the natural decay of uranium that is found in nearly all soils. Its presence in your home can pose a danger to your family's health. Radon is the leading cause of lung cancer among non-smokers. Radon is the second leading cause of lung cancer in America and claims about 20,000 lives annually.

What areas have Radon?

To see what Virginia localities have potential for radon, click here to see the "EPA Map of Radon Zones". You will see that much of the Charlottesville and surrounding areas fall in EPA Zones 1 (highest potential) and 2 (moderate potential).

What if I have Radon?

Mitigation is recommended for homes testing at a radon level of 4 pCi/L or more

NGIC – National Ground Intelligence Center

Located in Northern Albemarle County Virginia, just south of Greene County Virginia is NGIC. This center provides scientific and technical intelligence (S&TI) and also General Military Intelligence (GMI) on foreign ground forces.

There are several agencies that work with NGIC, including and not limited to the CIA, NSA, DIA and FBI.

Home sales hit bottom in the 3rd Quarter, but remain below the level of a decade ago

The Charlottesville market continues to track other “downstate” markets

Four things are needed in order to achieve sustained
housing market growth:

The City or the Suburbs – Where Would You Prefer to Live?

The choice of a home is one that is close to your heart; not for nothing has it been said that home is where the heart is. You must love your home or you’re going to be miserable no matter how good other aspects of your life are. So it makes sense to decide what kind of environment you’d like to live in before you invest in a home. Do you prefer the hustle and bustle of city life or is the soothing calm of the suburbs more your cup of tea?

If you choose the city:

You’re closer to the most happening places in the city and can even walk to work every day.
You don’t have to shell out too much money on gas and you probably don’t really need a car.
You most likely live in a condo or an apartment, which means that you don’t have to spend time and money on regular maintenance work.
You have easy access to entertainment options like museums, upscale restaurants and theatres.
Your children have access to some of the best schools in the district.
You can be as aloof as you like because city dwellers are not big on socially interacting with their neighbours and making polite conversation that serves no purpose.
A city is more glamorous to live in – the bright lights and the fast pace tempt youngsters to try it out.

But if you prefer the suburbs:

You can own a bigger home with the picket fence and the beautiful garden.
You live in a cleaner and less polluted environment.
It’s safer for your family because there is less crime when compared to the city.
Your children have larger play areas in your own backyard and do not have to depend on weekly outings to the city park.
Life in the city is much more expensive.
There is less traffic on the streets, so driving is easier in the suburbs.
The noise levels are higher in a city because the traffic never stops, no matter what time of the night it is.
If you enjoy the company of other people, then suburbia is for you because your neighbours usually welcome the opportunity for a chat over a cup of coffee.

From the benefits of both city and suburban living, you can see that the former is more conducive to single people who are career oriented and who lead a fast-paced life, while the latter is more suited to families with children who don’t mind the long drive into the city if the mood for upper class entertainment strikes.

Can an AGENT sell anywhere in the State?

The answer is YES, But should they?

To me the correct answer is that an agent should sell where they are the expert.

I am licensed to Sell Real Estate in the Commonwealth of Virginia but that does not mean, I will sell homes anywhere in Virginia.

I will only sell homes in my area and specifically where I am an expert.

I recently had a conversation with a prospect (who had been looking and working with an agent from a different area, about 3 hours from Charlottesville) who asked me to help them look at some homes in my area. They went on to tell me that had been talking (no buyer broker relationship) with an agent from a different area.

Now they wanted to look near Charlottsville and they asked if I could assist them.

"Sure I can, but I do not want to step on any toes, so please inform the other agent that if you buy with me, I will be representing you."

Then I get the call, that the other agent told the prospect, that the agent can help them in my area too. I have seen this before and the prospect felt like they should at least try the other agent (they felt obligated).

I said to the prospect "I hope it works out for you, but if it does not please feel free to call me anytime".

Now had the agent thought about this, they could easily have gotten a referral fee from me. They would not have to drive 3 hours, setup appointments with homes (since they do not have access to our MLS) which will be interesting. Drive around several counties, that they do not even know. Not to mention help negotiate a deal when they do not really know our market.

More important is that the agent (in my opinion) is NOT acting in the best interest of the customer/client. This goes right back to our "code of ethics". see link: http://www.realtor.org/mempolweb.nsf/pages/code

I am afraid, since the market is tighter, that some agents are forgetting they have a duty to their clients and are acting in their own best interests….

Stonewall Jackson in Charlottesville

Stonewall Jackson

In the middle of Town Square in Charlottesville Virginia is a statue of Stonewall Jackson.

Now Jackson, January 21, 1824 – May 10, 1863) was a Confederate general during the American Civil War, and probably the most revered Confederate commander after General Robert E. Lee.

Confederate military accidentally shot him at the Battle of Chancellorsville on May 2, 1863, which the general survived, albeit with the loss of an arm to amputation. However, he died of complications of pneumonia eight days later.

His statue is so commanding when you see it, that it actually gives you chills….

The Charlottesville home market (sales) is seasonally high during the Summer and low during the Winter. This has to do with many factors including the fact that the University of Virginia is a major employer and also the influx of students to our area. Also note the lower highs in the Summer Months (year over year). My clients receive various trend analysis of the market.

The University of Virginia spent $140 million to build John Paul Jones Arena, which opened in 2006. The arena is a perfect size (capacity 14,593), includes state-of-the-art practice, training and academic facilities, and it blends perfectly into UVA's stately campus.

Charlottesville architectural firm VMDO were JPJ's lead designers. Bob Moje, one of the firm's founding partners, had this to say about designing the current Pantheon of college basketball (and yes, he channels Thomas Jefferson, de rigueur when talking about U.Va. architecture):

I am a little biased, but it was pretty cool to have JPJ named the best new arena of the decade

"If you have been beating your head against a wall, this is going to feel a lot better,” he says.

Here are 10 cheap ways to make a property more attractive to shoppers:

Improve first impressions. Touch up the paint on the front door and other areas that buyers see first.
Clean up the landscaping. Trim the hedges and trees and plant some annuals in the flowerbeds.
Paint the interior. A coat of light yellow or cream with contrasting white woodwork looks fresh and clean.
Refurbish the floors. Buff the hardwoods. Install new carpets – or at least get them professionally cleaned.
Take care of the big problems. If the house needs a roof or the front stoop is crumbling, get them fixed.
Buy warranties. Putting appliances under warranty gives homebuyers a secure feeling.
Improve energy efficiency. New windows or improved insulation tells a potential buyer the seller is on top of things plus they come with tax benefits.
Replace light fixtures. Updated fixtures, especially at the entrance way and in the foyer, create a good first impression.
Buy a stove. Home owners whose kitchen isn’t top of the line can jazz it up for a few hundred dollars by buying a new stove, which gives the room a fresh feel.
Tidy up the bathrooms. Get rid of mildew, replace caulking, and replace stained sinks.

Albemarle Co. Releases Reassessment Numbers

Albemarle County is sending reassessment notices to taxpayers this week reflecting changes in property values resulting from the county's recently completed annual reassessment.

The 2010 reassessments show changes in residential and commercial property values resulting from a continued weakening of the economy being experienced locally and nationally. Overall assessed values, excluding new construction, declined 3.18 percent.

This figure compares to a decrease of 2.59 percent for the previous reassessment period. The 3.18 percent decrease is the average for all types of property, and the results for different property types may vary significantly from that number.

The reassessment showed a slight decline in the value of commercial property, which showed an average decrease of .64 percent. The average decrease for all residential property types was 3.96 percent.

(Days on Market) was in a downward slope (broken last Oct).. Also note the Higher Highs and Lower Lows on the number of units sold. This trend is critical and my clients are advised of this..
